After you calculate the home sale proceeds, there is one final factor that you need to know which may or may not be an effect for you, which is the tax on capital gains. If you bought the house for $200,000, spent $50,000 on renovation throughout the years that you lived in the house, and sold it for $500,000, you are expected to pay tax on the $250,000 that you gained. Capital Gains = $500,000 - $200,000 - $50,000 = $250,000 However, if the house is your primary residence and you are married, you are qualified for a lifetime exclusion of $500,000 on capital gain taxes. For singles, the limit is $250,000.
The definition of primary residence is that you have to live in the house for 2 years out of the last 5 years before the house was sold. If your home was a primary residency, then you don't have to pay any capital gain tax after you sold the house. The tax laws for primary residence change from time to time, you will have to consult your tax advisor to get all the details and updates of the latest law before you plan to sell your home to avoid any surprises down the road.
